Understand the results

The numbers, in plain English.

Every result above comes from a handful of simple ideas. Here's what each one means.

Cash Flow
What's left each month after all expenses and the mortgage payment are paid. Positive cash flow means more is coming in than going out.
NOINet Operating Income
Income the property collects minus its operating expenses (taxes, insurance, HOA, management, maintenance and other costs). NOI does not include the mortgage payment.
Cap RateCapitalization Rate
Annual NOI divided by the purchase price. It shows the property's return before any financing, which makes it useful for comparing properties side by side.
Cash-on-Cash Return
Annual cash flow divided by the cash you actually put in (down payment plus any closing costs or repairs you enter). It shows what your invested cash is earning each year.
DSCRDebt Service Coverage Ratio
How many times the property's income covers its loan payment. Here it's NOI ÷ principal & interest. Above 1.00x means income covers the payment. Lenders may calculate it differently — many DSCR loan programs use rent ÷ the full payment including taxes, insurance and HOA.
Operating Expenses
The costs of owning and running the property — taxes, insurance, HOA, management, maintenance and other expenses. Does not include the mortgage payment.
Vacancy
An allowance for months the property sits empty or rent goes uncollected, applied here as a percentage of scheduled rent.
LTVLoan-to-Value
The loan amount as a percentage of the property's value. A $240,000 loan on a $300,000 property is 80% LTV. Lower LTV generally means more of your own money is in the deal.
